Information, not advice. How to read the figures, where they come from, and what they cannot tell you.

Information, not advice
smartmove publishes official housing statistics and calculations built on them, so you can look at the evidence yourself. Nothing on the site is financial, investment, mortgage, tax, legal or property advice, and nothing is a recommendation to buy, sell, rent, borrow or invest. smartmove is run by one person, not a regulated firm.
Before you make a decision, speak to people qualified to advise on your situation: a regulated mortgage or financial adviser (check the FCA register), a RICS-registered surveyor or valuer, and a solicitor or licensed conveyancer.
How to read the figures
- Benchmarks are not valuations. House price index figures describe average prices for a whole area and property type. They are not the value of any particular home.
- An asking price is not a sale price. Asking prices and listing data show what sellers hope for, not what buyers paid.
- Hypothetical comparisons are thought experiments. The wage-linked price, the food and wage comparisons and the asset comparisons show what would have happened under an assumption. They are not predictions or fair values, and "Do not offer more." is a deliberate provocation, not a bidding limit.
- Calculations depend on assumptions. The ownership calculator uses the published benchmarks, historical tax rules and the costs you enter. Your real costs, rate, tax position and sale price will differ.
- Past movements do not tell you what happens next.
Where the data comes from
Figures come from official and published sources, including HM Land Registry, the Office for National Statistics, the Bank of England and the World Bank, as saved monthly snapshots. Every figure shows its source and dates; the full list is on the sources page. Publishers revise their data, recent months are often provisional, and coverage differs between England, Wales, Scotland and Northern Ireland. Where local data is missing, smartmove says so or shows a broader area with a label. It never fills the gap with an estimate.
smartmove is not affiliated with or endorsed by any of these publishers or by any property portal. Their names are used only to say where data comes from, and their trade marks belong to them.
Mistakes and corrections
The figures are checked against their sources, but mistakes are possible in the data, in a publisher's revision or in smartmove's own processing. If something looks wrong, please write to hello@smartmove.property with the page and the figure.
Liability
smartmove is provided free and as it is, without any promise that it is complete, accurate, up to date or always available. As far as the law allows, the person who runs smartmove is not liable for any loss arising from using it or relying on it, including decisions to buy, sell, rent, borrow or invest. Nothing here limits liability that cannot legally be limited, such as for death or personal injury caused by negligence, or for fraud.

The data is used under the licences listed on the sources page, mostly the Open Government Licence v3.0. The attribution each licence requires is printed at the foot of every page.
